What type of roofs do you offer?
We offer a variety of roof types including shingles, shake, metal, TPO, EPDM and Modified Bitumen. Each type has its own specific function along with a variety of colors.
How often should I inspect my roof?
It’s important to inspect your roof at least once a year to ensure peace of mind and maximize the lifespan of your roofing system. Inspections are especially crucial after major storms, as most damage occurs unnoticed and by the time it’s visible, it may be too late to prevent costly repairs.
What are the signs my roof needs to be repaired or replaced?
key signs that you might need a repair or replacement consist of:
Missing shingles, heavy granule loss seen in gutters, areas that are sagging , leaks, and visible storm damage.
Do you offer warranties for shingle roofs?
Yes, we offer warranties for our shingle roofs. The warranty coverage depends on how many Owens Corning products we use on your roof replacement to complete the "Total Protection Roofing System". Top Quality Exteriors is a Preferred Owens Corning Installer.
What specific warranties do you offer on asphalt shingles?
Standard Protection Limited Warranty
All Owens Corning shingles include a standard limited warranty that protects against manufacturing defects. During the initial TRU PROtection period (10 years), coverage includes both materials and labor for the repair or replacement of defective shingles. After this period ends, the warranty continues to cover materials only, with coverage prorated based on the age of the roof.
System Protection Limited Warranty
Provides up to 50 years of full replacement coverage for manufacturing defects on Owens Corning shingles and all Owens Corning roofing system components. After this period ends, the warranty continues to cover materials only, with coverage prorated based on the age of the roof.
Preferred Protection Limited Warranty
Provides up to 50 years of full replacement coverage for manufacturing defects on Owens Corning shingles and all Owens Corning roofing system components, along with a 10-year limited workmanship warranty backed by Owens Corning. After this period ends, the warranty continues to cover materials only, with coverage prorated based on the age of the roof.
What voids a roof warranty?
Improper installation, poor repairs, lack of ventilation, and pressure washing shingles voids your roof warranty. Things considered "an act of god" also voids your warranty like hail, tree and wind damage.
What is the process for installing a shingle roof?
1. Pre-Inspection
We’ll start by inspecting the areas around your home for flowers, decorations, and personal property, ensuring everything is protected.
2. Planning Debris Removal
We coordinate a plan for safely disposing of old shingles. This includes deciding the best location to throw shingles into the dump trailer and properly tarping the ground to prevent nails or debris from spreading.
3. Removal of Old Materials
We remove the existing shingles along with all non-powered ventilation components. Once removed, we inspect the roof deck for any rotten or damaged wood that needs replacement.
4. Installing Drip Edge at the Eaves
After tearing off the old roof down to the bare decking, we begin the new roof installation. First, we install the drip edge along the eaves. Installing drip edge first ensures water flows off the roof rather than getting trapped under shingles.
5. Ice & Water Shield Installation
Next, we install ice and water shield along the eaves to protect your roof from harsh Midwestern weather. It is crucial to overlap the drip edge so water flows over it. Depending on your home’s overhang, sidewalls, and roof pitch, multiple rows of ice and water may be applied to ensure full protection.
6. Synthetic Underlayment
We install synthetic underlayment over the rest of the roof as a water-blocking barrier. Installation starts at the bottom, parallel to the eaves, overlapping the ice and water shield. Each successive row overlaps the previous one to ensure water sheds down the roof rather than seeping under the underlayment.
7. Drip Edge on the Rakes
Once the underlayment is in place, we install drip edge along the rakes. This gives shingles a solid edge to fasten to and minimizes gaps where water could enter. If water does get under the shingles at the rakes, it is directed safely down the roof without getting trapped.
8. Shingle Installation
With all underlayment and flashing in place, we install shingles, starting at the eaves and working diagonally up the roof. We cut shingles cleanly at the rakes and where the ridge cap is required. During this process, we also install pipe boots, chimney flashing, and other necessary components. If a ridge vent is used, we leave a gap at the peak to allow hot air to escape.
9. Ridge Cap Installation
After shingles are installed, we place the ridge cap, starting at the eaves so water sheds correctly. If a ridge vent is present, the ridge cap is installed over it. Proper nail length is crucial here—standard shingle nails are not long enough. Exposed nails at the ridge ends are sealed and capped with small shingle pieces to prevent drying and leaks. Attention to these details ensures the integrity of the roofing system.
10. Cleanup
Once installation is complete, we clean up the site thoroughly. This includes:
• Blowing out gutters to remove granules, nails, leaves, and debris
• Blowing the roof surface clean
• Cleaning the ground around the home, removing nails and scraps
• Using a magnet to collect any remaining nails or metal debris
11. Final Inspection
The roof replacement is complete. Within a few days, Top Quality Exteriors will inspect the roof to ensure everything is perfect and address any questions you may have.
How long does a shingle roof last?
The lifespan of a shingle roof depends on the type of shingles used. 3 tab shingles typically last 20-30 years, while architectural shingles last 30-40 years.
Note: Proper maintenance is crucial for extending the life of your roof.
How can I maintain the condition my shingle roof?
To maintain your shingle roof, regularly inspect for damage, clean debris (especially in the valleys where water flows), ensure proper ventilation, and schedule professional inspections and maintenance as needed. Proper maintenance can extend the lifespan of your roof. Your gutter play a huge roll in maintaining the condition as well!
Gutters can get clogged too which backs water up to the roof line. Water now has areas to travel underneath the shingles and into your fascia and possibly into your walls. Proper maintenance is crucial for protecting the structure that protects YOU!
Can I repair my roof myself?
Yes, minor repair can be done DIY but professional repairs guarantee preventative leaking along with a warranty issued for their work.
